How much is my apartment worth?
The value of an apartment depends above all on its exact location: two identical flats can have very different prices depending on the street, the neighbourhood or how close they are to transport and services.
Then come the usable and built area, the floor level and whether there is a lift, whether it faces the street or an inner courtyard, orientation and light, condition, the age of the building and extras such as a terrace, parking space or storage room.
How much is my house or villa worth?
For a house, townhouse or villa other factors matter: plot size and shape, built area, pool and garden, privacy, views and orientation.
The estate or surroundings (security, access, nearby services), build quality, energy efficiency and planning status also count: everything built should be legal and registered in the deeds.
How we calculate the value of your home
Our online valuation combines three sources to give you a realistic figure, not an optimistic one:
- Official Land Registry (Catastro) data: area, year of construction and use of the property.
- Real sales signed before a notary in your area and comparable homes on the market.
- The features you tell us about: condition, renovations, extras and type of home.
What raises or lowers the price of a home
These are the factors that move the market value of an apartment or house the most:
What usually adds value
- Good location and connections
- Natural light, orientation and views
- Recent renovation and good condition
- Lift, terrace, parking or storage
- Good energy rating
- Plot, garden or pool in houses
What usually reduces value
- Need for full renovation
- High floor without a lift
- Interior or dark property
- Pending community levies or debts
- Registry charges or planning issues
- Noise or difficult access
Online valuation vs. official appraisal
Online valuation
Free and instant, it gives you an indicative price range to decide whether to sell and at what asking price. It has no legal validity.
Official appraisal (tasación)
Carried out by an approved appraisal company with a visit to the property, it is usually requested by the buyer’s bank to grant a mortgage. It has a cost and official validity.
After the valuation: sell with an estate agent near you
A valuation is the first step. If you decide to sell, we match you for free with the agency that knows your area best to fine-tune the price with a visit, prepare the paperwork and find a buyer.
